Five major developments have been given the green light by South Australia’s highest independent planning body in a single day, signalling strong confidence from developers and investors in South Australia.

The State Commission Assessment Panel (SCAP) approved a new residential tower and two student accommodation projects in the CBD, a student college expansion in North Adelaide and a taller heritage hotel by the beach in Glenelg.

Together, the projects will deliver over 1,600 beds across 1,400 residential and student apartments, helping to ease pressure off the private rental market and adding to the life and vibrancy of the city.

At 101 Grenfell Street and 47 Wyatt Street, a 36-level purpose-built student accommodation tower will provide 858 beds across 724 units, with communal facilities and an outdoor terrace in what will become one of Adelaide’s tallest buildings.

Just down the road, the existing 22-storey office building at 77 Grenfell Street will be converted into student accommodation, providing 508 beds across 429 units, with ground-level retail and communal spaces. The adaptive reuse will breathe new life into an existing CBD building and bring hundreds more residents into the East End.

At 11 Sultram Place, a 22-storey mixed-use tower will deliver 219 apartments above a ground-floor commercial tenancy, along with more than 200 secure bicycle parks and communal spaces for residents.

In North Adelaide, St Ann's College will expand onto Melbourne Street with a new four-level building providing 33 student rooms, a staff residence and communal facilities. The design will retain a significant Lemon-scented Gum on the site.

In Glenelg, the SCAP has approved changes to a hotel development at Moseley Street that will add four levels, bringing the building to 14 levels. The hotel will conserve and reuse the heritage-listed Alexandra Terrace and will now include a rooftop bar, terrace and swimming pool, an expanded wellness area and additional rooms.

The approvals follow a string of major project approvals across the city in recent years, including Adelaide's first skyscraper at Festival Plaza and several large student accommodation towers supporting the new Adelaide University.
